Bunnyfoot, the UK’s leading UX consultancy, and their neighbouring tenant Frontera Group, a creative digital agency, instructed us to advise them about the property market and to represent them with their property strategy.

Pain point

Both clients occupied the same building but were equally concerned about the increasing rental costs in central London. A lease renewal was identified as the best option, but only if we could negotiate a significant saving and improved repairing obligations (from the Landlord) to influence their decision.


Our negotiations resulted in the Landlord repairing the HVAC (heating unit), in addition to us achieving a lease renewal for both companies that resulted in savings of nearly £200,000.

Both clients are extremely happy to stay at St John’s Square, in the heart of Clerkenwell.
